Having a basic understanding of how your HVAC system works will help you maximize the performance of your unit as well as a multitude of other benefits. The cost of keeping your homes cold in the summer and hot in the winter months can financially extend your tenants beyond what they can afford. When tenants were asked for the primary reasons that they passed on renting a property they would have liked to have rented, utilities cost was second only to the challenge of affording the deposit. Also, for the property owner the HVAC system is one of the most expensive items to fix besides replacing a roof. Therefore, doing routine maintenance on your HVAC system has a large benefit to the property owner as well as the tenant. In addition, this is one of the major factors in controlling the humidity in the house, preventing mold overgrowth, and for many, limiting allergy exposure.

What are some of the basics you need to know about your heat and air conditioning? First there are two main units that make up your system which are connected by a series of tubes containing the refrigerant and vents which exchange the air flow to the home. The unit inside your home contains the evaporator coils for the cooling side and the heating element for the heating side and shares a blower. The blower is connected to your vents providing air exchange for the home with hot or cold air. The unit which is located outside contains a compressor and condenser with a large fan at the top. Therefore, as the cold fluid goes through the evaporator coils inside it pulls the heat out of the air and releases cold air.



Meanwhile, as the warm fluid goes through the condenser outside it releases this heat and cools the fluid. This process of convection utilizing the coolant in the tubing changing between gas and liquid and back to gas is what cools your house. Likewise, when your heater is activated, it uses either gas or electricity to generate heat for your blower to push out to your house. So, when we adjust the temperature on the thermostat to cool, it will signal the compressor and the blower to start and if we are adjusting to heat, it will signal the heating element and blower to start.

Understanding that the condenser is what is releasing the heat outside explains why it is so important to keep the weeds, grass, and brush cut away from the condenser. Likewise, for convection and temperature exchange to be most efficient we need to have insulation around the tubes that are traveling back and forth between the inside evaporator coils and the outside compressor. Checking the amount of refrigerant fluid within your system and ensuring there is enough pressure is going to be key to allowing your AC unit to generate the cold air.


Finally, all the air which is distributed to your house goes through your air return vent into your blower and this is why you want to change your filter every 6 months. This filter is the only thing that filters all the air which is circulating throughout your house and thus can remove allergens, mold, and pet hair and dander from the air we breathe.
